1. Bookings and Payments

  • To confirm a booking, a 15% pre-booking payment is required. This amount is non-refundable.
  • The remaining 85% must be paid 30 days before arrival. If the cancellation occurs more than 30 days before arrival, the 15% pre-booking fee will not be refunded, but the remaining 85% will not be charged. If it has already been paid, it will be refunded.
  • If the cancellation occurs 30 days or less before arrival, no refund will be made.
  • Accepted payment methods: bank transfer, cash, or credit card via Stripe.

2. Cancellation Policy

  • More than 30 days before arrival: the guest loses the 15% pre-booking payment, but is not required to pay the balance. If the full amount has already been paid, the remaining 85% will be refunded.
  • 30 days or less before arrival: no refund will be issued.

3. Security Deposit

  • Some properties require a security deposit, the amount of which is specified in each villa’s description.
  • The deposit will be refunded within a maximum of 7 days after departure, provided there are no damages, losses, or breaches of the house rules.

4. Check-in and Check-out Times

Check-in: from 16:00 Check-out: until 10:00 Flexibility: Early check-in or late check-out may be possible depending on availability and can be confirmed between three days before and on the day of arrival/departure.

5. Occupancy and House Rules

  • The maximum number of guests allowed is indicated in each property listing, in accordance with its corresponding tourist license.
  • Parties, events, or celebrations are strictly prohibited.
  • Smoking is not allowed inside the property.

6. Included and Additional Services

  • For stays of 7 nights or more, the final cleaning and a midweek refresh are included.
  • The Eco Tourist Tax will be collected online during the check-in process.
  • Additional services available for an extra cost:
    • Second baby cot
    • Second high chair
    • Extra bed (if available at the property)
    • Jacuzzi (supplement applies during specific dates)
  • Air conditioning is included in the rental price. Each villa specifies whether it runs freely or by timer with set operating hours.

7. Guest Responsibilities

  • Guests are responsible for maintaining the property in good condition and respecting the house rules.
  • Any damage caused during the stay will be deducted from the security deposit, or claimed separately if it exceeds the deposit amount.
  • Guests agree to comply with the tourism regulations of the Balearic Islands at all times.

8. Loeffler Villas’ Responsibility

  • ULFT INVEST S.L. acts as the management company for the properties, ensuring they comply with all legal requirements and hold valid tourist licenses.
  • We are not responsible for circumstances beyond our control (e.g. utility outages, public works, weather conditions, etc.).

9. Governing Law

These terms and conditions are governed by Spanish law. For any dispute, both parties agree to submit to the courts and tribunals of Palma de Mallorca.
